Advisory Board for SMU Real Estate Programme

TERMS OF REFERENCE

OBJECTIVES

  • To provide strategic inputs on the Real Estate Track Programme
  • To offer advice on developing a comprehensive real estate curriculum to be offered in SMU in undergraduate and post-graduate programmes
  • To provide guidance on impactful research initiatives useful for the industry


SCOPE

  • To review the framework and programming for the Real Estate Track and make recommendations for scholarship awards, study trips, events, talks, internships and placements
  • To provide inputs on the courses to be offered, including to offer insights on changing industry trends
  • To identify and recommend areas of impactful research in real estate, and to suggest funding sponsors, where appropriate

Real estate investment is a broad field that encompasses a wide range of roles and opportunities. Here are some potential job prospects in real estate investment:

  1. Real Estate Analyst: Real estate analysts assess the financial viability of potential real estate investments. They analyze market trends, conduct feasibility studies, and evaluate the risks and returns associated with different properties. These professionals often work for real estate investment firms, developers, or investment banks.
  2. Asset Manager: Asset managers are responsible for managing a portfolio of real estate properties on behalf of investors or property owners. They ensure that properties are operating efficiently, generate income, and maintain or increase their value over time. Asset managers also make strategic decisions about buying, selling, or renovating properties.
  3. Investment Associate: Investment associates work closely with senior investment professionals to source, analyze, and execute real estate investment opportunities. They may be involved in due diligence, financial modeling, and market research. This role often serves as a stepping stone to becoming a real estate investment analyst or manager.
  4. Real Estate Broker or Agent: Real estate brokers and agents help individuals and businesses buy, sell, or lease properties. While they earn commissions on transactions, they can also invest in real estate themselves. Successful agents may accumulate enough capital to become real estate investors in their own right.
  5. Real Estate Developer: Real estate developers identify and acquire land or existing properties for development projects. They oversee the entire development process, from securing financing and permits to construction and marketing. Developers can generate significant profits through successful projects.
  6. Property Manager / Leasing Manager: Property managers are responsible for the day-to-day operations of real estate assets, such as apartment complexes, office buildings, or shopping centers. They handle tenant relations, maintenance, rent collection, and financial reporting.
  7. Real Estate Consultant: Real estate consultants provide advisory services to investors, developers, and other industry stakeholders. They offer expertise in areas such as market analysis, property valuation, investment strategy, and development planning.
  8. Real Estate Fund Manager: Fund managers oversee real estate investment funds, which pool capital from multiple investors to invest in various real estate assets. They are responsible for fund performance, asset allocation, and investor relations.
  9. Real Estate Appraiser: Real estate appraisers determine the value of properties for various purposes, including financing, insurance, and taxation. They play a crucial role in helping investors make informed decisions about property acquisitions and sales.

The Mapletree Real Estate Programme is a transformative initiative that provides students with the unique opportunity to attain specialised knowledge in real estate investments. It was brought to life in 2018, thanks to a visionary gift of S$3m from Mapletree Investments Pte Ltd (Mapletree), matched dollar-for-dollar by the Singapore government. 

One of the programme’s highlights is the SMU Real Estate Study Trip, which provides the students with invaluable experiential learning opportunities. By exploring real estate landscapes beyond Singapore, these trips have created a deep awareness of the immense potential and investment opportunities that exist within the Asia Pacific region among our students, as well as helped them develop a global outlook.

  • *Risk and Regulations in Real Estate (LGST210) or (Law of Property (LAW202) – only applicable to LLB students
  • Real Estate Investments and Finance (FNCE231)

*Risk and Regulations in Real Estate (LGST210) will be offered on alternate years commencing FY22/23, January 2023.  The next run will be in January 2025.

** Students should look out for Real Estate Track electives that consist of Finance Major Attribute to fulfil three finance electives requirement under Finance Major (e.g. Project Financing and Analytics in Finance and Real Estate can be cross-listed to two Finance electives and Real Estate Investments and Finance can be cross-listed as one Finance elective.)  Introduction to Real Estate Economics or (Real Estate Economics) and Risk and Regulations in Real Estate can be cross-listed to Free Electives.
